Transnet National Ports Authority (TNPA) has invited investors to develop two logistics sites at Ambrose Park within the Port of Durban.
The separate requests for proposals cover two areas in the port precinct, with both sites offered through developmental leases lasting 25 years. TNPA said the opportunities are intended to support long-term logistics activity and increase the commercial use of land within the port.
The first site covers approximately 70,478 square metres. Tender documents describe the property as part of the remainder of Erf 10019, Durban, and part of King’s Royal Flats No. 16576-FU in Ambrose Park.
The second site covers approximately 101,065 square metres and forms part of King’s Royal Flats No. 16576-FU. Together, the two plots provide around 171,543 square metres of land for proposed development.
TNPA is seeking qualified investors to develop and operate logistics facilities on the sites. The authority said the land could support activities including cargo handling, warehousing, storage and distribution within the Port of Durban.
The sites are located in Ambrose Park, which forms part of the wider Bayhead area. The precinct is connected with road and rail infrastructure serving cargo facilities across the port, including the Durban container terminals.
The tender process concerns the development and leasing of port property rather than the award of a marine terminal concession. The successful bidders would be responsible for developing commercial logistics operations on the land over the agreed lease period.

TNPA has issued a separate tender reference for each site. The 70,478-square-metre property is covered by tender TNPA/2026/07/0002/114620/RFP, while the 101,065-square-metre plot is listed under TNPA/2026/07/0003/114621/RFP.
Official locality maps published with the tender documents identify the boundaries and coordinates of both areas. The documents confirm that each opportunity is situated within Ambrose Park at the Port of Durban.
The authority has not disclosed a required investment value or selected a preferred developer. These details will be determined through the proposals submitted by prospective investors.
Both tenders are listed on Transnet’s electronic procurement platform, with the submission period scheduled to close on 30 September 2026. Tender documents are also available through South Africa’s National Treasury procurement portal.
The initiative adds two long-term logistics development opportunities to the Port of Durban’s existing commercial property portfolio. TNPA said the projects are intended to support port-related cargo activity while attracting private investment into facilities serving the wider logistics chain and future operations.
